“The owner came out to give me an estimate. I was dreading it a bit since we had some water damage and I know that can get expensive. He inspected the damage, and was honest that yea, it needs some work, and yea, some things are going to need to be replaced, but it's not that bad and They'd be overkill to fix it, and offered advise on how to proceed.
